An asbestos survey is a thorough inspection conducted to identify the presence, location, and condition of asbestos-containing materials (ACMs) within a building or structure. This survey is essential for managing asbestos risks and ensuring compliance with health and safety regulations, as asbestos fibres, when disturbed, can pose serious health hazards such as lung diseases and cancer. Asbestos is a naturally occurring mineral that was widely used in construction due to its heat resistance, durability, and insulating properties. There are several types of asbestos, each with distinct characteristics and commonly associated colours, which help in their identification:

  • Chrysotile (White Asbestos): The most common form, chrysotile has fine white fibres and was widely used in roofing, insulation, and cement products.

  • Amosite (Brown Asbestos): Recognized by its brown or grayish-brown colour, amosite was frequently used in insulation boards and pipe insulation.

  • Crocidolite (Blue Asbestos): Known for its blue fibres, crocidolite is highly hazardous and was used in high-temperature insulation and spray coatings.

  • Anthophyllite: Typically gray or brown, anthophyllite is less common but found in some insulation and talc products.

  • Tremolite: Usually white or gray, tremolite is not used commercially but can be found as a contaminant in other minerals.

  • Actinolite: Greenish or gray fibres, also not commercially used but may appear as a contaminant.

Understanding these types and their appearances helps surveyors accurately identify asbestos materials and assess the associated risks to ensure proper management and removal if necessary.

Management Survey

An asbestos management survey is essential for identifying any surface located asbestos within a property. This survey is the minimum requirement for commercial buildings, and where possible, asbestos sampling is conducted to ensure safety. Furthermore, insurance and mortgage companies are increasingly requesting that an asbestos management survey be carried out as part of their agreements.

This is a non-intrusive survey method and will be used when work is not going to disturb surfaces or products. This will be method used on house purchases.

Refurbishment & Demolition Survey

An asbestos refurbishment survey and asbestos management survey should be conducted prior to any work, whether it involves asbestos or non-asbestos tasks. It is essential that other trades are informed of any asbestos present in areas that may affect their work, including the need for asbestos sampling. This is a more intrusive survey compared to a management survey and will require going into the fabric of the building where asbestos could be present and hidden.
